A home inspection is an objective, visual examination of a property's major systems and components. Our licensed inspector evaluates the structure, roof, electrical, plumbing, HVAC, interior, exterior, and more — providing you with a clear, unbiased picture of the property's current condition.
The resulting report helps buyers understand what they're purchasing, negotiate repairs, or simply gain peace of mind. It is not a pass/fail test — it is a professional assessment of condition.
Most residential inspections take 2–4 hours, depending on the size and condition of the home. A 1,000 sq ft condo may take 1.5–2 hours, while a 3,500 sq ft house with a crawl space and detached garage could take 3.5–4 hours. Commercial and industrial inspections vary based on complexity and will be discussed during the booking process.

Standard inspections are visual only and do not include destructive testing, areas that are inaccessible (behind finished walls, under locked doors, buried pipes), or specialized testing such as radon, mold, or water quality. These are available as add-on services. We also do not inspect underground oil tanks, swimming pools, or septic systems as part of the base inspection.
You're not required to be present, but we strongly encourage it — especially for buyers. Walking through the property alongside the inspector is the best way to understand the home's systems, see issues firsthand, ask questions in real time, and get a feel for what maintenance is needed. The written report is valuable, but there's no substitute for being there.
Your complete digital inspection report will be delivered to your email within 24 hours of the completed inspection — typically the same evening. The report includes findings, photos, and clear descriptions of any concerns, organized by priority so you know what to address first.

Residential inspections follow InterNACHI's Standard of Practice for homes, condos, and similar dwellings. Commercial inspections are more complex — they follow Property Condition Assessment (PCA) standards and account for larger mechanical systems, ADA compliance considerations, zoning, and different structural components. Industrial inspections go further still, evaluating specialized systems, load capacities, and operational infrastructure. A pre-closing inspection of new construction ensures that everything is finished to standard before you take possession.
